Whistler hotel for sale—minimum bid $12M

Buyers take note: a "unique sale opportunity" just came up in Whistler at the Mountainside Lodge.

According to a release from , 42 Shell Mountainside Lodge timeshare units in the property at 4417 Sundial Place are up for bid this month.*

The property features shared amenities including an outdoor swimming pool and hot tub, underground parking, storage facilities, a gym and laundry. The , with a mix of studios, one- and two-bedroom units. The site can have up to eight storeys and is zoned for tourist accommodation.

Avison Young is managing the sales process for BDO Canada Limited.

“This is truly a rare opportunity to own in the heart of the Whistler Village, steps away from Whistler Blackcomb, North America’s largest ski resort,” said Avison Young VP and Canadian Hospitality Lead Curtis Gallagher, in the release. “A potential owner will recognize the immediate investment opportunities, with significant revenue potential in such a vibrant, thriving setting that attracts tourists from around the world year-round.”

The transaction is being managed through a court-ordered sale and investment solicitation process, which occurs in two phases.

In Phase 1, applicants must meet certain requirements prior to submitting a non-binding bid by March 25. The minimum bid is $12,180,000.

If bidders make it past the first round, they will receive an invitation to partake in Phase 2, with binding bids due on April 25. If there are multiple bids considered, sale through auction is required by May 7, and closing is scheduled for May 29.

The sale represents "a unique sale opportunity" said Gallagher in a follow-up statement to Pique.

"A buyer of the 42 units that are represented by Avison Young could either continue as a timeshare operation or convey them into a rental pool agreement with Executive Hotels," he said. "Per local bylaws, only one hotel license is issued per building, so a new owner of these 42 units could not operate another hotel within the building."

*Editor's note: in its initial release, Avison Young said the sale marks "the first time a hotel has transacted since 2016." The company later clarified there are 31 hotel units in the building owned and operated by Executive Hotels that are not for sale.
