Five-storey strata building on Hastings
- Address: 4472 Hastings St.
- Purpose: to allow construction of a five-storey, mixed-use, multi-family strata development with commercial retail on the ground level and underground parking
- Developer: James Evans, Capitol Hill (4472 Hastings) Limited Partnership
- Neighbourhood: Hastings Street Area Plan
- First brought to council: Jan. 31, 2022
Details
- Five-storeys with 34 dwelling units (three studios, 16 one-bedroom units, 15 two-bedroom units)
- Burnaby's rental use zoning policy (which requires 20 per cent of the residential units to be below-market rental apartments) does not apply to this area, so there will be no non-market rental units as a part of this development.
- The city notes it wants to "protect this site" at Willingdon Avenue and Hastings Street for a potential future rapid transit "Purple Line" which would run from West Vancouver's Park Royal Mall and eventually run east along Hastings, turn south at Willingdon Avenue until Metrotown. The line is proposed, but not yet funded and "at this time the technology of the proposed line is unknown," according to the public hearing report. Council has directed staff to acquire the 4472 Hastings St. property, but staff will continue to work with the site developer as negotiations are underway.
Edmonds townhomes on the Bevan Lands
- Address: 7532, 7544, 7556, 7568 and 7580 Bevan St., and 6199 and part of 6229 Marine Dr.
- Purpose: to allow construction of 92 rental townhouses rented at market median rates and 91 market rental townhouses
- Developer: Kristine Liu, Mosaic Avenue Developments Ltd.
- Neighbourhood: Edmonds
- First brought to council: Most recent update was Feb. 28, 2022
Details
- 183 two- and three-bedroom rental townhouses proposed
- The City of Burnaby will acquire the three lots currently owned by Mosaic at 7544, 7556 and 7580 Bevan St. and then lease back the entire site to Mosaic in a 99-year lease with renewal options at the end of the term.
- The developer plans to rent 22 townhomes at below-market median rental rates
- Development site is 10.48 acres at the southeast corner of Southridge Drive and Byrnepark Drive. Along with a smaller 1.98-acre site to the northwest, the area is called the "Bevan Lands." After a subdivision to consolidate the lot, which previously included 20 properties, one single-family home remains, owned by the developer. The rest of the properties are "vacant or heavily wooded and undeveloped." There are "significant wetted lands" that will require environmental protection. The city was previously working with the developer and the Community Land Trust to build two non-market co-op buildings on a part of the Bevan Lands, which are now part of a separate development.
Five-story self-storage facility
- Address: 3945 Myrtle St.
- Purpose: to allow construction of a five-storey enclosed self-storage facility with two levels of underground parking
- Developer: Tony Russo, 1074649 BC Ltd.
- Neighbourhood: Myrtle Street Community Plan
- First brought to council: Aug. 29, 2022
Details
- Currently on the site is a "small" industrial warehouse and storage building built in 1957 and a surface parking lot
- The development will include 872 storage units of varying sizes with storage space on every level, including underground. There will be bike lockers, an "end of trip facility" and amenity space for employees.
- One text amendment to Burnaby's Official Community Plan will support the first phase of Burnaby's Housing Choices program, "by providing policies that support three dwelling units on lots designated for single family residential use and four units on lots designated for two family residential use"
- The second text amendment will change the city’s zoning bylaw to permit laneway homes on single-family residential lots and suites in semi-detached homes
