Arthur Erickson’s Eppich House lists for $10.9M in West Vancouver

The renovated home was last on the market for $14M in 2021

Architectural enthusiasts with deep pockets may be pleased to learn that one of the Lower Mainland’s most famous residential properties is up for sale, with millions cut off the price tag since its last stint on the market.

Eppich House, at 1812 Palmerston Ave. in West Vancouver, has been listed for $10.9 million – a 22-per-cent reduction in price since it was last being sold for $14 million in 2021.

Designed by famed architect Arthur Erickson and built in 1972, the 5,098-square-foot home features design elements of the West Coast Modern style – conforming to a sloped property, with banks upon banks of floor-to-ceiling windows. But it’s main construction material is concrete, in contrast to typical timbers like cedar.

The five-bedroom, four-and-a-half bathroom home is built over four storeys with a stepped construction. The lowest level opens out onto a lush pond.

On the top level, which backs onto the street, is a garage and storeroom. Next level down is the home’s entrance and two bedrooms. On the main level is the living room, dining room, kitchen and swimming pool. The lowest level, or “lake level,” has a den, main bedroom and basement area.

A 2014 renovation by BattersbyHowat Architects updated exterior and interior finishings including the kitchen, while addressing issues like water and moisture getting into the home. There was also a full retrofit of the mechanical systems, while maintaining the home’s original footprint, according to real estate agents representing the home.

Efforts were made to preserve the home’s original concrete walls and fir ceilings. New materials, including stainless steel detailing, were added.
