More rental buildings may be going up in Coquitlam's City Centre neighbourhood.
Tonight, Oct. 16, city council is expected to give first reading to Anthem Inlet Street Holdings to rezone 1184 Inlet St. — east of Pipeline Road — for two six-storey market rental apartment buildings, totalling 197 units.
According to a report from Chris McBeath, the city's acting director of development services, the owners of the 17 townhomes on site voted in 2021 to wind up their strata and sell the property to Anthem for redevelopment.
Located on the west side of Inlet, south of Ozada Avenue, the property is close to another major housing project: residential buildings with 284 market units at 1160 Inlet St., which currently has 36 strata townhouses.
Also, in the area, Metro Â鶹´«Ã½Ó³»is proposing five six-storey apartment buildings with 475 affordable rental homes, and Ledingham McAllister is developing a 25-storey tower.
Anthem's proposal will move to a public hearing on Nov. 20 for comment if the first bylaw reading is granted tonight.
And, if formally approved, the Anthem development would bring in for the city:
- $4.1 million in development cost charges
- $492,700 in community amenity contributions
- $4,000 in the transportation demand management monitoring fund
There would also be a financial contribution to the city's child care reserve fund to make up for 10 additional child care spaces that are not provided on site.
McBeath wrote that 52 new trees would be planted; the two mature sequoias next to Inlet Street would stay.
As well, two levels of underground parking would be constructed with 204 parking stalls (of which 174 spots would be with Level 2 electric vehicle charging infrastructure) while future residents would also receive public transit passes — with a total value of $216,700.
