A new tower proposal has been submitted for consideration to the City of Vancouver.
Located at 1188 Cardero St. at the intersection with Davie Street, the 22-storey design is an updated project; a previous proposal in 2022 had a similar design that was slightly smaller and had 96 market condominiums and 32 social housing units.
The new project is a little bigger, with 198 rental units, of which 37 would be below-market units. In total there will be 61 studio units, along with 58 two-bedroom and 11 three-bedroom units.
Currently, there's a four-storey condo building at the site, which was built in 1989.
In the application, proponents note that updated policies made a rental project more appealing.
"Converting the housing tenure of the zone from Strata + Social Housing to Market + Below-market Housing allows a more cost-effective means of delivering significantly more housing units," they note in the proposal, which is currently going through the rezoning process with the city.
Along with the change in residential unit type, the new design is taller, with two more storeys.
"An increase in height allows for a significant improvement in livability for tenants; higher ceiling heights can better accommodate mechanical cooling — a critical part of climate change adaptation for the proposed rental homes," they explain.
Along with the rental units, there will be an amenity space on the ground floor, a children's area outside, and 65 parking spots (including accessible and visitor spots).
The property is next to Rogers Mansion, which has just been redeveloped as townhomes.
