Application comes forward for 39-storey building at South Granville SkyTrain station (PHOTOS)

A recent rezoning proposal shows a new tower planned for the corner of Broadway and Granville Street.

The 39-storey building will include a residential tower along with office and commercial space in the podium section, according to designs submitted to the City of Â鶹´«Ã½Ó³»­by proponents for the project at 1477 West Broadway. Of note, some of the commercial space is being pitched as a grocery store.

Along with parking, its bottom will also contain the Granville Station, one of the new stops along the Broadway Skytrain route currently under construction.

The proposed tower will have 223 rental units, with 20 per cent of those (about 45) below market rates. One-bedroom spaces will be around 521 sq. ft., while two-bedroom homes will be around 744 sq. ft. There'll also be 285 parking spaces and 507 bicycle spaces.

Among the amenities planned are a fitness facility, an outdoor area on the 10th floor (with off-leash dog areas and gardening space), and a sun terrace on top.

"The project reflects the overall direction of the Broadway Plan through the provision of rapid transit infrastructure, a much needed grocery store for the Fairview neighbourhood, job space and rental housing for the City of Vancouver," writes the proponents.

Portions of the structure have already been discussed as the subway project moved forward.

"Broadway and Granville represents a rare opportunity to create a truly mixed-use building that includes infrastructure, housing, job space, and a variety of retail. The proposal has been formulated in dialogue with City Staff including the Broadway Plan Team in anticipation of forthcoming Policy framework," states the proponents.

The project is currently looking to have the property rezoned to allow the project and is in the .

The building replaces a Royal Bank building which stood since the mid-1950s. The four-storey building was brought down last year as plans for the new subway and station moved forward. The proponents intend for some items from that building to be installed in the building.

It isn't the only major project proposed for that area, with a similar building nearby.
