With the demolition of the former Grouse Inn now under way, a new neighbourhood is springing up at the north side of Lion’s Gate Bridge, at the edge of the North Â鶹´«Ă˝Ół»­boundary. And at the heart of this is Park West, by Keltic Canada Development, which will comprise two high-rise towers, one of 19 storeys and one at 23 storeys, totalling 258 luxurious condo residences.

The stunning homes range from one to three bedrooms, from 580 square feet to nearly 1,300 square feet, all with Cristina Oberti-designed interiors include quartz countertops, porcelain backsplashes and gorgeous custom cabinetry. These are complemented by full Miele appliance packages and air-conditioning throughout, and there is also a choice of colour palettes – Chestnut or Pearl – to suit the buyer’s personal style.

These elegant residences are housed a pair of towers designed by Rafii Architects. One of architect Foad Rafii’s favourite features of the buildings is the “sky gardens” – planters at multiple levels that bring the area’s revered nature right into the semi-urban community.

Even more enticing is the development’s incredible range of amenities. “This development has 15 separate amenities for its owners – the most ever offered by a North Shore development,” says Craig Anderson, marketing and sales director at Magnum Project Marketing. The facilities include a stunning rooftop pool with club-style cabanas, hot tub and outdoor entertaining areas, a state-of-the-art fitness centre, and a luxurious common lounge, dining room and piano bar. “You truly have every amenity you could require. It’s a totally self-contained community with five-star resort-style amenities,” he adds.

Anderson explains that prime amenities can sometimes be a “double-edged sword” as buyers love them but worry about the added cost to the monthly strata fee. However, as there are 258 homes in Park West, “the costs are very much in line or lower than what you would see in a typical highrise with 100 to 150 suites,” he says.

However, high quality of life is not just about a home and a building, but also a neighbourhood. Park West is an integral part of the new Lion’s Gate Village, and its two towers are linked by a low podium containing extensive street-level commercial space, which is topped by that rooftop pool and amenity space.

All 25,000 square feet of ground-floor commercial space have been snapped up by high-end anchor tenants, including a well-known grocery chain taking up 11,000 square feet, an internationally recognized restaurant, and a recognized coffee shop chain that has recently signed up. The remainder of the commercial space is taken up by high-street-style retail and services such as a doctor and other medical services, insurance provider and so on.

All this is proving a huge drawer for buyers – a whopping 97 per cent of whom are local buyers from North or West Vancouver. Anderson says the reason for this is the combination of stunning homes and amenities with prices that are highly competitive for the area.

“It’s the highest luxury and best value in the area, as we’re just over the border in North Vancouver,” he says. “Just 100 metres to the west of Park West, and you’ll pay $500 per square foot more for the same space and finishes.”

And, points out Anderson, “When you’re home, you’re home. There’s no need to get in your car again – you’ve got everything you’d ever need right there.”

No wonder, then, that the north 19-storey tower is 85 per cent sold out and the south 23-storey tower, which launched sales later, is already 65 per cent sold. The remaining available homes at Park West start at $689,900 for one-bedroom units and $889,900 for two bedrooms.
