A mixed-use building with heights of four, five and 10 storeys is proposed for an L-shaped property located along Kingsway and Earles Street.
The building, planned for 2725 to 2751 Kingsway, would house 219 condo units with commercial space on the ground floor.
The highest portion of the building would be 116 feet. Total floor area is proposed at 18,137 square feet with a floor space ratio (FSR) of 3.78. Of the 219 units, there would be one studio, 118 one-bedrooms, 78 two-bedrooms and 22 three-bedrooms. The developer emvisions 259 parking spaces and 414 bicycle spaces.
The application, filed by GBL Architects, is being considered under the Norquay Village Neighbourhood Centre Plan.

鈥淢uch like how the old lit signs along Kingsway changed between day and night, the intention of the project is to have lighting integrated into architectural components (balconies) to transform the project throughout the day,鈥 the application states.
鈥淲ithout lighting elements, the building fit into the context of the neighbourhood, however, as day turns to night, the intention is that the project transforms and visually marks this special site in the Norquay Village Neighbourhood Plan.鈥
